
Last month, the development at the corner of Fallis Line and County Rd. 10 inched a bit closer to the finish line as an Official Plan amendment was approved, sending the application to Peterborough County for the next step.
The amendment was required to permit the proposed mixed-use plan which includes 483 residential units consisting of single detached, townhouse and apartment units, two commercial blocks, an institutional block for the water reservoir, two natural heritage system blocks, as well as storm water management and parkland blocks.
The subdivision was subject to a public meeting last December and this change includes site specific polices for the residential component of the development, including a maximum height of three storeys for the townhouse units and four storeys for the apartment block. A holding provision remains in place for the residential component of the plan until the municipality confirms that there is adequate sanitary and water servicing capacity for the development. This provision may be removed in phases.
Special provisions are in place for units within the Urban Residential area, including minimum distance separation between private garages and lot lines, yard sizes and locations, loading and parking spaces. Possible entities for the Commercial section include art galleries, building supply stores, churches, postal or courier units, printing or publishing establishments, Car Mechanics, retail outlets and units which incorporate residential units such as second floor apartment units.
The Official Plan amendment has been submitted to the Peterborough County Planning for review.
